Our homes are handed over clean, sound and finished — not almost ready. Kitchens and baths are kept current, and we fit modern high-efficiency appliances, furnaces and water heaters as a matter of course. That is partly pride and partly arithmetic: efficient equipment is quieter, more reliable, and it shows up as a smaller utility bill on your side of the ledger, not ours.
When something does go wrong, you reach the family who owns the house. Not a ticket number, not a call center reading from a script. Repairs are logged the moment you report them and followed through to done, and we would far rather hear about a small problem early than an expensive one late. Nothing you report is a nuisance.
No heat, water coming in, a gas smell, no power, or anything that feels unsafe — call, do not email. Urgent means urgent, and a phone call gets somebody moving now.
Your lease states your rent, the day it is due and the grace period before a late charge applies. Those terms are per-lease — whatever you actually signed, never a blanket policy applied after the fact.
Report anything that needs attention by email or phone. It is logged, tracked and closed out, and you will hear where it stands rather than having to chase it.
